What are measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like closets, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser creates a report and detailed sketch showing the total square footage of the home and the general layout. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unproven — which means you may be paying for more space than you own! Unless a certified appraiser has recently completed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before disputing your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measuring service will ensure that you're paid a fair price for your home. Square footage is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are often approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the property as well as the number of potential buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

For agents

To make sure that your client's property closes at a price that accurately reflects true market value, we advise asking for a measurement of the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested since they can view the layout and attributes of the home before and after touring.
